Primary Purpose

Responsible for mechanical, plumbing and heating, ventilation and air conditioning engineering support to department maintenance trade groups.

Responsibilities

Works cooperatively with others and accepts direction from supervisors.

*Provides leadership and supervision to Electrical, Plumbing and HVAC work groups.

*Supervision and evaluation of approximately 24 hourly staff who provide a wide variety of services on a 365-day/24-hour basis in HVAC, Plumbing, and Electrical trade areas.

*Manages employee records.

*Hires hourly staff. Assists in the preparation of position descriptions.

*Prepares engineer design and layout for building equipment repairs/replacement and small renovation projects.

*Troubleshoots building mechanical and plumbing system problems, failures and malfunctions and assists maintenance staff with repairs and installations.

*Records changes to mechanical and plumbing systems and updates plans to maintain a current file of building drawings.

*Prepares project recommendations, designs, cost estimates for construction, renovation and maintenance projects.

*Inspects building mechanical and plumbing components and systems for energy efficiency, level of maintenance and ease of operation. Prepares recommendations for change and improvement.

*Assists maintenance supervisors in the coordination of work schedules and the procurement of materials for small renovation projects and system repairs and retrofits.

*Estimates, coordinates and manages building maintenance and renovation projects.

*Procures materials and equipment from vendors as required.

*Communicates effectively and appropriately, both verbally and in writing, with individuals of diverse backgrounds. Ability to listen and consider the views of others.

*Manages campus-wide computer based energy management system for campus facilities in conjunction with the contracting vendor.

*Inspects jobs in progress and at completion to ensure that standards of workmanship, materials and safety are maintained.

*Completes plan and specification review of new construction and major renovation projects.

*Inspects campus facilities, prepares work orders, schedules contracted services for construction, renovation and maintenance activities, coordinates work projects, coordinates operations with other departments.

Serves on selected College committees.

Assists other members of management team as requested.

Performs other duties as assigned to assist the department in obtaining and maintaining its mission.

Education & Training

Bachelor of Science degree in Mechanical Engineering. Extensive experience with building mechanical systems required. Registration as a Professional Engineer or advanced training desirable.

Experience

5-10 years' experience with building equipment installation, maintenance and operation, preferably in a large multi-building setting.

Knowledge

Familiarity with pertinent state and federal regulations and building codes, including life safety codes, VOSHA, Americans with Disabilities Act. Diverse knowledge of many trade areas including: mechanical, plumbing, pipe fitting, HVAC and controls technology.  Must be familiar with computer-based automated systems, record management and database systems.

Ability to address and make decisions while adhering to policies. Maintain a valid driver’s license. Must be able to work other than normal working hours and be willing to respond (if available) to emergency and service calls which occur outside of normal working hours. Must be able to serve as “Manager On Call” according to a rotational schedule. Must be a self-starter, able to work well under pressure, handle multiple tasks concurrently, attend to details and meet deadlines. Experience with Computer Aided Design. Ability to systematically analyze and troubleshoot problems.
