Primary Purpose

Manages internal and contracted construction/renovation projects.  Serves as customer liaison for construction, renovation, and maintenance activities.

Responsibilities

Works cooperatively with others and accepts direction from supervisors.

*Serves as departmental contact and information spokesperson for faculty, students and staff regarding Facilities Services related construction, renovation, maintenance and emergency service issues.


*Meets with faculty, staff, students and contractors to discuss maintenance and/or improvement projects, schedule activities and resolve difficult situations.


*Disseminates information to College community with respect to work schedules, project updates and service/utility outages.  Answers related questions and explains policies and procedures.


*Confers with immediate supervisor, other facilities supervisors, managers, staff and department heads to coordinate Facilities Management activities, work projects, answer questions, handle special requests and/or problems.


*Manages contractor services, inspecting and monitoring performance.


*Ensures safe operating practices and procedures in all work projects.


*Performs on-going inspections of all campus facilities to identify maintenance and improvement projects.


*Develops construction, renovation, and maintenance project budgets and monitors associated performance.


Provides trade groups and contractors with scheduling information necessary for the timely completion of related work projects.


Assists trade groups to prioritize and coordinate work loads, manage work backlogs and procure materials.


*Performs all duties in a safe and professional manner and in accordance with established Middlebury College and departmental policies and procedures.


*Inspects work in progress and at completion to insure that standards of quality workmanship, materials and safety are maintained.


*Fills in for Expediter in Expediter's absence, operating AS/400-work order computer system, email and pager/radio system.


*Performs associated facilities service management work as requested, including, but not limited to: snow removal, event set-up and clean-up, truck loading and unloading, facilities maintenance and related activities.

Education & Training

High school diploma or equivalent required.  College training preferred.  Specialized training in interpersonal communication helpful.

Experience

5-10 years experience in building trades or equivalent.

Knowledge

Extensive knowledge of building trades.  Computer skills.

Other

Ability to work without supervision.  Must have valid Vermont driver's license.  Excellent communication, interpersonal and organizational/planning skills.  Ability to interact with diverse customer base.  Ability to work under pressure and respond to high volume of requests and manage multiple tasks simultaneously.  Must be able to lift 10-25 lbs. frequently each day and up to 75 lbs. occasionally.  Must be able to push and pull up to 100 lbs. frequently.  Must be able to stand for 75% of the day.  Also requires frequent bending, twisting, crouching, and reaching overhead.  Must be able to climb stairs and walk long distances on a regular basis.  May require overtime.
