Primary Purpose

Resident of Bread Loaf campus providing emergency response and technical support during evening and weekend hours when normal staff are not on campus.  Coordinate annual routine maintenance with hired contractors.

Responsibilities

Works cooperatively with others and accepts direction from supervisors.

  • Works cooperatively with others and accepts direction from supervisors.
  • As "live-in" caretaker of the campus, must be able to respond to emergency calls in the evening hours and must live on campus.  When scheduled vacation or time off occurs, must coordinate/identify the person in charge.
  • With direction from supervisor, develop prioritized lists of required annual maintenance with budgets for approval by the Assistant Director and Manager.
  • Coordinate contracted services for budgeted maintenance that includes, but is not limited to: interior and exterior painting, chimney inspections, masonry, roofing, and other carpentry-related repairs.
  • Performs all duties in a safe and professional manner and in accordance with established departmental practices and procedures and ensures employees do the same.
  • Develops contractor schedules to work around scheduled guests and other operating needs of the campus.
  • Receives and prepares work assignments, plans and lays out work.  Procures materials, tool and equipment.  Maintains records of completed work.
  • Repairs and installs doors, flooring, ceilings, walls, screens, windows, etc.
  • Performs painting, taping, plastering, sanding and varnishing on interior and exterior of buildings, facilities and equipment, floors, furniture and doors as required.
  • Cleans shop, tools and equipment daily at the end of the work shift.
  • Troubleshoot plumbing, electrical and heating problems.
  • Performs associated facilities services maintenance work as requested, including, but not limited to: snow removal, event set-up and clean-up, truck loading and unloading, grounds maintenance.
  • Performs other duties as assigned to assist the department in obtaining and maintaining its mission.

Education & Training

High School diploma required.  Vocational or hands-on training in the field of building renovation and maintenance preferred.  Must have, or have the ability to obtain, first aid and CPR certification.

Experience

5+ years of experience in building construction, renovation and landscape-related fields.  Prior project management experience beneficial.

Knowledge

Ability to plan and direct the activities of contractors working on assignments.  Diverse knowledge in many of the various trade support areas including carpentry, roofing, painting, plumbing, electrical, landscaping and excavation required.  Thorough knowledge of principles and methods for building and landscape maintenance.  Considerable knowledge of proper use of power tools, landscape equipment and hand tools.  Working knowledge of heating, electrical and plumbing systems.  Ability to perform various carpentry assignments including framing, plaster and sheetrock repairs, trim installation, painting, etc.  Ability to plant, transplant and prune shrubs, flowers and trees.

Other

Must provide own vehicle for transportation of self, tools and procuring small materials.  Must have valid driver’s license and acceptable motor vehicle record. Furnishes hand tools for carpentry and plumbing work. Ability to work with other maintenance trades. Good interpersonal and organizational skills. Must be willing to work other than normal working hours and be willing to respond to emergency and service calls which occur outside normal working hours.  Must be able to lift 10-25 lbs. frequently during the day and up to 50 lbs. a few times each day. Must be able to push and pull up to 100 lbs. frequently. Requires frequent walking and long periods of time standing. Involves frequent bending, twisting, crouching and reaching.
