Primary Purpose

The primary purpose of the Manager, Custodial Services position is leadership, planning, and day-to-day direction of Facilities Services Custodial Services operation to ensure that all campus facilities are properly cleaned and maintained.
Oversees the Facilities Services Stockroom.

Responsibilities

Works cooperatively with others and accepts direction from supervisors.

*Supervises and evaluates approximately 100 hourly and seasonal staff who provide a wide variety of services on a 365 day - 24 hour a day basis. Maintains employee records.

*Communicates effectively and appropriately, verbally and in writing, with individuals of extremely diverse backgrounds and large groups. Occasional public presentations required. Facilitates group meetings.

*Manages custodial services activities, including job and safety training, and technical expertise in custodial areas specific to cleaning techniques and floor finishing.

*Oversees the supervision of his/her assigned personnel, which includes work allocation, training, performance evaluations, and problem resolution.

*Reviews with supervisors all non-supervisory performance evaluations of personnel.

*Coordinates interviews and hires all non-supervisory staff for the department.

*Checks and authorizes overtime and daily time cards.

*Counsels staff and handles disciplinary problems. Oversees and inspects the work of the custodial staff.

*Helps establish and maintain inter-departmental relations with all departments and the College community.

*Implements cleaning and housekeeping strategies that will accomplish desired quality performance standards.

*Assists the Safety Officer in gaining compliance with fire safety issues by working with the Commons and students.

*Works with Human Resource and outside agencies on worker’s compensation issues.

Oversees equipment and vehicle maintenance program and recommends purchases for budgetary purposes.

Oversees the Facilities Services stockroom, shipping and receiving functions.

Compiles maintenance/remodeling project lists.

Assures that the staff has the proper equipment to perform all types of assignments.

Reports building maintenance work orders to the Customer Service Coordinator.

Oversees the scheduling of work from daily work orders and Resource 25 scheduling program, and responds to any other service needs.

Schedules all cleaning for faculty rental houses/apartments and the pick up and delivery of furniture and other supplies to College dorms and houses.

Determines and schedules overtime needs for special events and reoccurring functions.

Supervises and oversees setup for daily events.

Attends Events Scheduling Meeting to coordinate scheduling needs with their departments.

Performs all duties in a safe and professional manner and in accordance with established departmental practices and procedures and ensures employees do the same.

May be required to fill in during the absence of the Assistant Director.

Performs other duties as assigned to assist the department in obtaining and maintaining its mission.

Education & Training

High School education or equivalent required with supervisory training desirable. Bachelor’s Degree in relevant field preferred.

Experience

Five years previous supervisory experience preferred, a portion of which should be in a higher education multi-building environment. Broad based and fully developed management experience, with a demonstrated record in directing service, operations, and human resource functions.

Knowledge

Extensive knowledge of custodial methods, equipment, and personnel management is required. Must be familiar with computer-automated systems, record management and data based systems.

The ideal candidate must have the ability to monitor and/or maintain quality control standards. Knowledge of management principles and practices. Knowledge of specified products and equipment related to custodial services. Knowledge of organizational structure, workflow, and operating procedures. Ability to communicate effectively, both orally and in writing. Ability to foster a positive work environment. Ability to work both independently and in a team environment.

A strong commitment, dedication, organizational loyalty, and honesty are required. Demonstrated leadership in implementing change, while fostering a high level of teamwork, customer service, and technological advancement. Ability to address and make decisions while adhering to policies.

Other

Must maintain a valid driver’s license. Must be willing to work other than normal working hours and be willing to respond (if available) to emergency and service calls that occur outside of normal working hours. Must be a self-starter, able to work well under pressure, handle multiple tasks concurrently, attend to details, and meet deadlines.
